Revenue, rental rates and exit yield ranges for a range of building types are collated from publicly available data, annual financial statements of listed companies & transaction data. A calculator allows estimation of value based on user defined inputs and assumptions. Costs, rental ranges and yields are based H1 2025. Inflation calculation (and index) is based on average cost for the project and calculated internal Keogh Consulting tender inflation forecast - this can be used to estimate contingency for extended programmes. Finance cost estimates takes a s-curve construction cashflow and calculates rolled up interest based on monthly interest charge in arrears on average current loan balance.
